Why is my slate turning white?

Slate is a fine-grained, layered rock derived from shale-type sedimentary rock composed of clay or volcanic ash. It is commonly known as being grey in colour, however it occurs in a variety of colours even from a single locality. For example, slate from North Wales are found in many shades of grey, from pale to dark, and may also be purple, green or cyan.

When slate tiles are installed, they can be coated with an oil-based sealant to give the surface a luxurious luscious appeal. Over time this sealant wears off, revealing a dusty dry surface which may appear white from the stone’s natural powdery residue. This can be easily restored with a strip and seal service that is finished with two coats of sealant, either a colour enhancer impregnating sealant, or a topical wax. Both of these sealants will magnify the colour of the slate and restore the dark appearance.

How do you deep clean slate floors?

If daily maintenance cleaning with a neutral pH solution is not removing the dirt from your slate tiles then it’s time for a deep clean. Using a strong cleaning solution will safely remove any sealants that may have become trapped with dirt. But this method could leave the slate looking very dry and light in colour so you might want to have a bottle of replacement sealer nearby.

Never use acids on slate as it would leave a floor with white streaks.

Once the old sealant is removed and the slate floor is mopped clean, we neutralise the floor with neutral pH cleaning solution and wait for it to dry thoroughly before applying a sealer. Some sealers don’t change the appearance of the slate, however if you’re looking for that nourished look, we can apply a colour enhancer or a wax coating.

What is the best slate sealer?

There are three types of slate sealers: Topical wax, Solvent-based impregnating slate sealer and Water-based impregnating slate sealers.

A topical wax for slate is like a transparent paint coating that can change the appearance of the tiles slightly. This is available in high gloss or satin, which leaves a slightly lower shine. A topical wax coating dries within an hour and is often preferred over the impregnating sealers.

Impregnating sealers are invisible and soak into the tiny holes of stone and grout. Unlike a topical wax or varnish, it does not offer an additional shine to the floor but the Colour Enhancer can give the stone a wet look, making the floor look darker and more nourished. Slate and dark limestone look absolutely stunning with solvent-based colour enhancer, but drying time can take over 8 hours!
